Have not done, for sure. It seems like you get a second chance more often if you try the first time too. :-)

things not done: in 2000, i could have bought this condo in San Francisco for less than a million.

No doubt it's something I haven't done. That's what life is really about -- taking chances. I'd rather have a failed attempt, than no attempt at all.
